Chesterfield, VA 23237 RE: ARB-2019-45: Verizon signs (Shops at Rio Road) wall signs (3) and tenant panel refacing (2) (TMP 06100-00-00-122A0) Dear Jeff, I have reviewed the above -noted sign application. The following revisions are requested to make the proposal consistent with the Entrance Corridor Sign Guidelines as well as with the Comprehensive Sign Plan for this shopping center: 1. As per the Comprehensive Sign Plan, the trim cap and return color must be bronze. Revise pages 6, 9, 12, and 13 of the sign application package. 2. As per the Comprehensive Sign Plan, the background of the tenant panels on the monument signs may be white, blue (PMS 280M), or gold (PMS 129M) and the letters must be black. Revise pages 15 and 17. 3. The color red of the logo has been proposed as PMS 485 (on page 13 of the sign application) and as PMS 185C. Both are bright shades of red that the ARB has previously determined (Action on ARB-P(BP)2001-12 Wood Grill) to be an inappropriate shade for signs in the Entrance Corridor. PMS 187C has been approved as an acceptable substitute. Revise the red colors proposed on pages 6, 9, 12, and 13. 4. Note the on page 11 of the application package, you have stated that a "tree [is] to be removed." Note that removing approved landscaping requires a Letter of Revision application to the approved site plan; that the removal of an approved landscaping element (such as a tree) will not be approved without the replacement of a like tree; and that approved landscape plans include a statement that the trimming and maintenance of landscaping will be done minimally and only to support the overall health and longevity of the plant. Revise page 11 to remove this statement and know that if this tree is removed without a Letter of Revision application and approval, the site will no longer be in compliance with the approved site plan. 5. Provide revision dates on all revised sign drawings. Please respond by email within 15 days of the date of this letter indicating whether you will or will not proceed with these revisions. Your decision to make the revisions will suspend the 60-day review period associated with your original submittal. If you choose to complete the revisions, please email the revised drawings to me. If you choose not to proceed with these revisions, staff will be unable to approve your application. Failure to respond to this letter shall be presumed to be a request to proceed to action on the application without further revisions. If you have any questions about this action, please contact me as soon as possible.
