Goolsby Tax Map: 79B Parcel: 6-B1 Acreage: Zoned: A-1 Existing Activity Vacant Lot (Subdivision existing prior to Zoning) Proposed Variance Applicant seeks relief from section 2-3 of the County Zoning Ordinance to allow a single family residence to be positioned 25 feet from the road right-of-way. Zoning Ordinance Requirement Article 2, Section 2-3 states all structures shall be located a minimum of seventy-five (75) feet from any street, road, or access easement. Staff Comment Applicant claims the hardship of topographic conditions and the lay of the land with a stream flowing into the parcel dictating a variance to achieve the best house location. (The right-of-way is reserved for 50' but does not exist totally in a paved area.) Some houses in the area are as close as those proposed by the applicant. Since these are lots of record prior to zoning, and do not meet the 2-acre requirement, they may nonetheless be built on so long as all setbacks are met. The applicant feels the topographic conditions merit a variance.
