Francis Leigh - Western Sizzlin Steak House Tax Map: 61W Parcel : 01 -A-03 Acreage: 1 . 5 Zone: B-1 Existing Activity Western Sizzlin Steak House Proposed Variance Applicant seeks relief from Section 7-3 of the Albemarle County Zoning Ordinance to allow a sign to be located 17 feet from the right -of-way; a variance of 13 feet . Zoning Ordinance Requirement All structures , except signs advertising sale or rent of the property, shall be located thirty (30) feet or more from any street or right-of-way. Staff Comment The applicant was required by the County Planning Commission to locate his entrance off of Westfield Road. Customers and the applicant claim the hardship of the topographic road conditions (a hilly knoll, southbound lane, 45 mph limit) and that many people look for an entrance off of Rt. 29 southbound lane . The purpose of the entrance sign is both' in the interest of the appli- cant 's business and highway traffic safety. The staff recommends approval of the sign as a direction sign which may not be greater than 4 square feet and illumination shall be according with U/L label and highway safety standards for illumination.
