Brenda & Earnest Woody Tax Map: 128 Parcel: 25 Acreage : 2 Zone: A-1 Existing Activity Vacant lot Proposed Variance Applicant seeks relief from Section 2-3 of the Albemarle County Zoning Ordinance to allow a single family residence to be positioned 65 feet from the property line rather than 75 feet. A 75 foot setback would put the house directly under a power line located on the property. Also, topographic conditions of the lot make a 75 foot setback hard to meet . Zoning Ordinance Requirement All structures shall be located a minimum of seventy-five (75) feet from any street , road, or access easement . Staff Comment The applicant 's lot is traversed by a power line easement . To locate to the rear of the lot would present to the appli- cant harsh topographic conditions unsuitable for a dwelling location muchless considerable expense.
