This letter is in reference to your variance appli-
cation seeking a variance from Section 2-3 to allow a
single family residence to be located 60 feet from the
right-of-way. A variance is not needed since the founda -
tion was started before the amendment was added to the
Zoning Ordinance. Therefore, we are returning your check
for $20 . 00.

Sara C . :hring's property located on .` ;e Route 698 about 4.0(
miles north of Covesville, Albemarle County, Virginia.
Concerning the Right-Of-Way which is within 100 ft. of a residence.
1 - The entrance to the largest part of the total property is
through a "bottle neck" formed by steep forest on the West
and steep overlook on the East.
2 - The R.O.W. , the road and the residence are all in this
bottle neck.
3 - As shown on the plat, we have moved the R.O.W. as far from
the residence as possible by placing the center of the R.O.W.
in the edge of the forest. This leaves twenty-five feet to
place another road, which will be within the R.O.W. .
4 - The forest is composed of mature hardwoods, some with
circumferences of six feet, measured three feet above the
ground.
5 - The center of the very old present road is fifty feet from
the corner of the partly completed present house, which house
is being built on the same site. as a former house.
b - The present distance from the residence to the center of the
R.O.W. as shown _on the plat is eighty-five feet.
7 - This R.O.W. is only for the use of land owners beyond,to
prevent their property from being landlocked. Those owners
who want the R.O.W. improved must bear the expense of
improvements. If the R.O.W. is damaged by them, such as
hauling logs over it, it is to be repaired at the expense of
those that did the damage:
8 - vle petition the County Planning Commission and the County
Board of Supervisors to approve plat and the transfer of land
from parent to son.
