Subject: SP 2019-002 Pleasant Green Fill in Floodplain — 11t round of zoning comments
Please consider the following comments:
The application for fill in the floodplain appears to impact six different parcels.
a. 05600-00-00-11500;
b. 055CO-03-00-00OA1;
c. 056A1-01-00-030AO;
d . 056A 1-01-00-03100;
e. 056A1-01-00-03000
Please include 056A1-01-00-026130 as there is proposed buffer mitigation proposed related to
the fill in the flood plain on this parcel. All plans should refer to these parcels. The application
lists additional parcels that are not part of the fill but only part of the subdivision and the Legal
add is missing 26B.
2. Proposed condition #3 states that "...streets resulting from the subdivision of the Property,..."
Reference to the "Property" should correspond with what is described as the "Property"
somewhere in the first condition.
3. With condition #4 and they are proposing conditions about the 50t" building permit. Will this be
for the entire residential development or just on the parcels that are affected by the fill in the
floodplain. Without the combination of the parcels before the SP it should only apply to the
affected parcels. This is difficult as we know that the proposed division will change those
parcel lines around eventually, but at this moment we can only apply these conditions to the
parcels affected and the impacts the fill will have on the parcels affected.
4. We may need to check with the County Attorneys office on condition #5 about the need to
supersede the previous SP conditions. This may not be needed as they are amending the
existing SP and proposing 1-4.
