Archer Tax Map: 60A Parcel: 09-01 Acreage: 1.91 acres Zones: R-1 Existing Activity (See Plat) Two existing single family residences on the south side of Georgetown Road, Route 656. The residences are presently deemed on 1 legal parcel. Proposed Variance Applicants seek to create separate lots by subdivision. Both houses are being served by existing septic systems and wells. Applicants seek a variance of 19.093 square feet from the required 60,000 square feet for proposed parcel A and B. The hardship claimed, as understood by the Zoning Administrator is for each lady to have her own residence and property lines. The land is presently held jointly under a probated will. Zoning Ordinance Requirement Section 4-2-3 category states: residential developments served by neither a central sewer system nor a central water supply shall provide a minimum area of sixty thousand square feet per dwelling unit. Staff Recommendation If the water line is located on the property, the staff feels no variance would be required. This needs to be determined. Otherwise, unless the applicant can show a demonstrable hardship, the staff must recommend disapproval.
