VA-78-51 Tax Map: 59B Parcel: 4 Zoned: A-1 Existing Activity Vacant lot Proposed Variance Applicant seeks relief from section 18-3-1 of the Albemarle County Zoning Ordinance to allow a single family residence to be 65 feet from Route 250 west, a scenic highway; a variance of 85 feet. r Zoning Ordinance Requirement No structure, except as hereinafter provided in the case of certain signs, shall be constructed within one hundred fifty„ (150) feet of the right-of-way of any designated scenic highway or Virginia byway having a right-of-way of fifty (50) feet or more, nor within one hundred seventy-five (175) feet of the right-of-way of any such highway or byway having a right-of-way width of less than fifty (50) feet. Staff Recommendation The Board has entertained previous variances from the scenic highway at this subdivision and have approved the same. (The applicant's proposed plat shows a need for a front setback variance also.) Staff recommends approval with the front setback being 50 feet from the existing right-of-way and the following conditions: 1. Preservation of all trees and natural vegetation within 50 feet of the Route 250 pavement. ^ept. 12, 1978 'ref: VA-78-51: H. Wilson Davis My home is in the immediate neighborhood of the lot under consideration. I recognize that this is a narrow difficult lot, but I ask you to keep any variance to the minimum possible. I also ask that you adopt a condition of this variance that evergreens be required to be planted and kept in good condition to protect this subdivision from the effects of opening our subdivision to Route 250 west . I would also suggest that the removal of existing trees be kept to the minimum determined to be necessary--again in order to keep to a minimum the problems of noise from Rt. 250 west . C%� U. S .
