Gentlemen:
We are neighbors of Mr. and Mrs . Robert Blodinger and
understand that they have applied for a zoning variance in order
to attach a lean-to greenhouse to their home on Madison Court .
This is to advise that we have no objection to the placing of
said greenhouse, even though it will violate the building set-
back line, and we approve same.

Proposed Variance
The applicant requests relief from section 4-3 to allow a greenhouse to
be located 22 feet from the right-of-way; a variance of 8 feet.
Zoning Ordinance Requirements
All structures, except signs advertising sale or rent of the property,
shall be located thirty (30) feet or more from any street right-of-way.
Staff Recommendation
The applicant claims his best sunlight for the greenhouse is at the proposed
location. The lot falls off deeply to the rear and the light to the ground
is covered by many trees when the trees are in bloom.
The applicant must show a demonstrable hardship or extraordinary circumstances
that merit a variance.
If the Board chooses to approved the variance, the staff recommends:
1. Evergreen tree screening to the side and front of the greenhouse.
