Jim Ewing Tax Map: 32A(2) Parcel: 1 Zoned: B-1 Existing Activity New car dealership Proposed Variance The applicant seeks relief from section 15A-6-1 of the Albemarle County Zoning Ordinance to allow three free-standing business signs totaling 105 sqare feet and relief from section 7-3 to allow a directional sign to be located 1 foot from the property line; a variance of 29 feet. Zoning Ordinance Requirements 15A-6-1: Business Signs: Free-Standing or Projecting Signs: Provided: (a) if illuminated, no moving, flashing, blinking, color-changing, or exposed, bare or uncovered neon illumination or lighting; (b) the aggregate area of such sings shall not exceed one hundred (100) square feet; (c) no portion of such sign shall be greater than thirty (30) feet from ground level or the eave line of the roof of the main building located on the premises upon which such sign is erected, whichever is greater; (d) not more than two (2) free-standing signs on any one (1) lot or premises; (e) no more than three (3) projecting signs. 2-3: All structures except signs advertising sale or rent of the property shall be located thirty (30) feet or more from any street right-of-way. Staff Recommendation The applicant is seeking relief from two sections of the sign ordinance. The applicant claims the need for a dealer sign, a used car sign, and an entrance service sign of which the area shall be 105 square feet. The other relief requested is to set the service sign 1 foot from the right- of-way. The applicant claims this location will afford better site distance and direct traffic to the only entrance onto the land. Unless the applicant clearly shows his demonstrable hardship, the staff must recommend denial. If the Board approves the variance, the staff recommends only the following condition: 1.
