The Site Review Committee has reviewed the development proposal referenced above. Initial comments

Comments reflect information available at the time the proposal was reviewed and should not be
considered final. However,the Site Review Committee has attempted to identify all issues that are
required to be resolved prior to final approval. The applicant should work with each of the reviewers
individually to address the comments provided. Once all of the comments have been addressed, the Lead

Rivanna Reservoir water supply watershed on Sheet 1.
6. Proffer#2—Will any of the proposed dwelling units be offered for affordable housing?Please update
the Development Chart in the final site plan submission. I believe the latest chart is shown on Sheet 6
of the approved final site plan for Block 7,Phase I,but please update the Development Chart from
whichever block contains the latest approved final site plan in Old Trail.
7. Section 4.12/Section 32.7.9.6—Will the interior parking area serve the adjacent commercial parcel?If
so, is there already a shared parking agreement for this area?There are landscaping and screening
requirements in Section 4 and Section 32 that may apply based on this information.

Subject: Old Trail Block 7 Ph 2 -ISP (SDP201700074)
The initial site plan for Old Trail Block 7 Ph 2 has been reviewed by Engineering. The following
comments will need to be addressed before approval:
1. WPO Plan must be approved before final site plan approval.
2. Road Plan must be approved before final site plan approval.
3. Show 50'line at buffer to show encroachment is within the first 50'.
4. Mitigaiton will be required for buffer encroachment.
5. Provide SWM easement for channel to the buffer.
6. Provide a note to clearly explain what is built and what is approved on another plan. Existing
conditions sheet shows items that are not currently built.
7. Show managed slopes.
8. Ensure the deed book and page of all easements is shown.
9. Ensure that the drive aisle in the parking area is 24'wide.
10. Label all entrance types and radii.

1. This site plan is within the Authority's jurisdictional area for:

✓ 2. An 8 inch water line is located approximately (on site) distant.
3. Fire flow from, nearest public hydrant, located distant from this site plan, is

5. An Industrial Waste Ordinance survey form must be completed.
✓ 6. No improvements or obstructions shall be placed within existing or future
easements.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Roudabush, Gale, &
Associates, dated 4 December 2017 it to be generally acceptable. If further information is
desired, please contact Justin Deel at 434-422-9894.
A VDOT Land Use Permit will be required prior to any work within the right-of-way.The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434)422-9399 for information pertaining to this process.
