Dear Mr. Newberry,
I have reviewed your comments from March 22, 2018, below are the individual responses.

. On heet 1, please remove the ARB signature line from the approval block.
The ARB signature line has been removed from the approval block.
ve Section 4.12.16 - Please show how a 9'x 18' parking spot fits on Lot 13.
The parking space has been revised to be 18' long on its shortest side measured
from the back of curb.
I count a total of 50 parking spots provided, but the "Parking Provided" calculation on
Sheet 1 only notes 42 spaces. Please revise this calculation to include 8 proposed
parking spaces within the parking lot.
The phasing of the project have changed. The parking lot that was previously
shown has been removed.The parking lot will be designed and built when the
commercial property is developed. The total number of parking spaces proposed
is 43 parking spaces.
Section 4.12.8 - Please submit an updated shared parking agreement. There may need
to be signage in the proposed parking area as required by Section 4.12.11(b).
The phasing of the project have changed.The parking lot that was previously
shown has been removed. The parking lot will be designed and built when the
commercial property is developed.A Parking Agreement is not needed at this
time.

0. On Sheet 6, please update the Development Chart to indicate of the units are
market rate. Please clarify the information currently shown for Block 7 applies to
development within Block 7A (or Block 7 Ph. 1, 2). It may be easier to track if one line
contained information for Block 7A and one line contained information for Block 7B
until Block 7 is fully built-out.
The Development Chart has been updated to show Block 7 as Phase 1 and Phase
2.
p<6. Section 32.7.9.5 - I see there is a storm pipe along the Old Trail Drive frontage, but what
other options exist to provide street trees along Block 7?
The existing storm pipe that will be replaced as part of this project was also
under the planting strip area. Street trees will be planted as close to the traffic
circle without interfering with the storm sewer as possible.
k7. Section 32.7.9.7(a)(2) -What type of screening can be used to screen the parking area
from Lot 18?
The phasing of the project have changed. The parking lot that was previously
shown has been removed. The parking lot will be designed and built when the
commercial property is developed.Any required or extra landscaping will be
added at that time.
I/8. [Question - Section 4.12.13] Will this commercial parcel require a dumpster (or a
dumpster waiver)?A dumpster pad with screening is required for any commercial
building above 4,000 square feet.
The design of the building that will be constructed on the commercial parcel will
be similar to that of Block 3C. It is assumed that the building will be a mixed-use
building with curbside trash pick-up.
Engineering
1. WPO and Road Plan approval must occur prior to final site plan approval.
Acknowledged.
2. Topography must be field verified by designer within the past year. Please provide date
of field verification.
An additional field run survey was performed in July, 2017. It has been included
in the list of other field run surveys on the Cover Sheet.
3. Ensure all recorded easements are identified with Deed book and page (missing DB&P
for existing sanitary sewer easement)
The recordation information for the Block 7A Phase 1 lots and easements have
been noted on the plan.
4. Identify location of steep/managed/preserved slopes. It appears symbol is provided,
but not shown on plans.
The steep slopes areas have been added to the plan.

5. Provide storm sewer calculations for proposed storm sewer.
The storm sewer profiles, details and calculations have been provided on the
Road and Utility Plans (SUB2018-00012). Emily Cox has reviewed those plans and
provided us with comments on February 5, 2018.
6. Provide details for all proposed structures (Drop inlets, CG-12, etc.)

7. Parallel parking must be a minimum of 9x20'. Currently shown as only 8' wide.
All of the on-street parking within Old Trail has been designed to meet the
standards in VDOT Road Design Manual Section B(1)4.0 It allows for the parking
spaces to be 8 feet in width measured from the face of curb.
