Associates Tax Map: 89 Parcel: 76 Zoned: A-1 Existing Activity Residential, single-family Proposed Variance The applicant requests relief from section 2-3 to allow the front setback for house #4 to be 30.63 feet from the proposed 50 ft. right-of-way; a variance of 44.37 feet. Zoning Ordinance Requirements All structures, as herein specifically defined, shall be located a minimum of seventy-five (75) feet from any street, road, or access easement. For purposes of this section only, the term "structures" shall not be deemed to include on-site signs for sale or rental of property, shelters designed and used by school children traveling to and from school, or structures, other than signs, for which no permit is required under the Uniform State- wide Building Code. Staff Recommendation All these houses met the required 30 foot setback at the time they were constructed.. The Zoning Ordinance now requires a 75 foot setback,and in order to have these houses recorded, they need a variance because they do not meet the current setback requirement.
