Sheets C4.5, C4.6, PS-4 8 PS-5 were added to the sheet list table. • Sheet C1.0 Two (2) additional details have been added to the drawings. • Sheet C2.1: Additional existing water lines, adjacent to the existing energy plant, have been located accurately on the Existing Conditions plan. A 6° storm pipe from the existing plant to the existing storm structure has been added to the plans. • Sheet C2.3: The removal/relocation of a portion of the existing water lines has been incorporated into the demolition plan. The removal of the existing 6" storm pipe from the existing plant has been added. • Sheet C4.0: The building footprint has been revised to accommodate the new fire storage tank diameter. The mechanical yard configuration has been revised to accommodate the change in the fire storage lank. The reinforced turf access road was widened to 15 8. The configuration of the stairs on the CEP building have been revised. The air vent structure has been updated to reffecl a VDOT DI-12B structure. A sanitary sewer pump station has been added on the west side of the new CEP. The associated profile has been included on these drawings as well. • Sheet C4.1: The 6" domestic water line tap location has been relocated to the north side of Club Drive. The alignment of this line has been modified as well. • Sheet C4.2 8 C4.3: The alignment of the proposed water lines has been modified slightly to accommodate the duct bank. Additional tees have been provided for the Golf Club and existing energy plant. Various tees/connection sizes were revised. • Sheet C4.4: Additional information to the utility profile has been added and revised per changes reflected on Sheets C4.2 8 C4.3. • Sheets C4.5 8 C4.6: Low Voltage Duct Bank Diagram plans have been added to further assist the general contractor. The duct bank has been extended towards Club Drive and stubbed for the future Spa and Guest Wing construction. • Sheet C5.0: Stormwater profiles have been revised to accommodate the change in building footprint. Drainage areas and routing of these pipes have not changed. • Sheets FP-1 through FP-4: Revisions have been made to the diameter of the fire tank and corresponding building footprint updates. • Sheets PS-4 8 PS-5: Pump station design drawings have been provided for the new pump station located between the existing and proposed energy plant. The applicant shall seek and obtain all necessary approvals by the Virginia Department of Health and Albemarle County Fire Rescue Department for a water system improvement to support dedicated internal fire protection as described in the "Water and Wastewater Facilities Plan 2017 Update for Keswick hall & Golf Club" prepared by Timmons Group dated December 1, 2017 and revised March 19, 2018 (hereinafter the "2017 Water/Wastewater Plan") before a building permit for the proposed improvements described in Phase IA of the 2017 Water/Wastewater Plan may be issued. No certificates of occupancy for the improvements in Phase 1A shall be issued prior to the completion of the aforementioned water system improvement_ 4. THE ALARM LIGHT AND HORN SHALL BE MOUNTED SO THEY ARE VISIBLE FROM THE ROAD ADJACENT TO THE PUMP STATION. THE CONTROL PANEL SHALL SEND SEPARATE SIGNALS TO THE REMOTE TERMINAL UNIT (RTU) ALARM SYSTEM FOR HIGH WATER ALARM AND PUMP STATION COMMON ALARM. CONTROL PANEL ASSEMBLY AND ALL COMPONENTS THEREIN SHALL BE UL LISTED. 8. WARRANTY: THE MANUFACTURER/CONTRACTOR SHALL WARRANT THE BASIN AND ALL INCLUDED APPURTENANCES, TO BE FREE FROM DEFECTS IN MATERIALS OR WORKMANSHIP FOR A PERIOD TWELVE (12) MONTHS FROM THE DATE OF ISSUANCE OF SUBSTANTIAL COMPLETION FOR THE PROJECT. THE MANUFACTURER/CONTRACTOR SHALL REPAIR OR PROVIDE REPLACEMENT FOR ANY DEFECTIVE COMPONENTS UNDER THIS WARRANTY. DESIGN CRITERIA: 1. THE WET WELL SUPPLIER SHALL SIZE THE STRUCTURE WALLS, TOP AND BASE TO ACCOUNT FOR THE ANTICIPATED LOADS, DEPTH AND FLOATATION AND PROVIDE CALCULATIONS SIGNED BY A VIRGINIA LICENSED PROFESSIONAL ENGINEER WITH THE SUBMITTALS. 2. CONTRACTOR SHALL SUPPLY ALL EQUIPMENT REQUIRED TO PROVIDE A COMPLETE OPERATING SYSTEM. 4. PUMPS SHALL BE EXPLOSION PROOF. 5. FLOATS SHALL BE INTRINSICALLY SAFE. 6. CONTRACTOR SHALL CONFIRM PENETRATION SIZES AND LOCATIONS PRIOR TO ORDERING STRUCTURES. 7. ALL PACKAGED PUMP STATION COMPONENTS SHALL BE SUPPLIED BY A UNITARY SOURCE INCLUDING PUMPS, MOTORS, CONTROLS, CONTROL PANEL, AND BREAKAWAY FITTINGS. 8. FLOATS SHALL BE POSITIONED TO PREVENT INFLUENT FLOW FROM AFFECTING PROPER OPERATION OF THE PUMP STATION. 9. CONTRACTOR SHALL PROVIDE ALL LABOR AND MATERIALS (INCLUDING ADEQUATE WATER SUPPLIES FOR SEVERAL PUMPING CYCLES) NECESSARY TO CONDUCT MANUFACTURER'S STARTUP PROCEDURE, TRAINING, AND PUMP PERFORMANCE TESTING. CONTRACTOR SHALL SUBMIT MANUFACTURER'S CERTIFIED STARTUP DOCUMENTATION TO THE ENGINEER FOR REVIEW. ELECTRICAL NOTES: 1. CONTRACTOR SHALL BE RESPONSILE FOR THE EXTENSION OF POWER FROM THE CEP. CONTRACTOR SHALL BE RESPONSIBLE FOR LOCATING THE ALARM COMMUNICATION ANTENNA IN ACCORDANCE WITH THE MANUFACTURER'S INSTALLATION INSTRUCTIONS. 7. CONTRACTOR SHALL PROVIDE AN EARTH DRIVEN GROUND CONNECTION TO THE PUMP STATION AT THE MAIN GROUNDING LUG IN ACCORDANCE WITH NEC. CONTROL PANEL NOTES: 1. THE DUPLEX PUMP CONTROL PANEL SHALL INCLUDE ALL HARDWARE AND/OR SOFTWARE REQUIRED FOR ALL OPERATIONAL FUNCTIONS. 2. THE CONTROL PANEL SHALL BE UL LISTED AND TESTED AS AN INTEGRAL UNIT BY THE PUMP STATION MANUFACTURER. 3. UPON OPERATOR SELECTION OF AUTOMATIC OPERATION, A FLOAT SWITCH SHALL START ONE PUMP MOTOR WHEN WATER RISES TO THE "LEAD PUMP ON LEVEL". WHEN THE WATER IS LOWERED TO THE "PUMP OFF LEVEL", THE SYSTEM SHALL STOP THIS PUMP. THESE ACTIONS SHALL CONSTITUTE ONE PUMPING CYCLE. SHOULD THE WATER LEVEL CONTINUE TO RISE, AN ADDITIONAL FLOAT SWITCH SHALL START THE SECOND PUMP AFTER REACHING THE "LAG PUMP ON LEVEL" SO THAT BOTH PUMPS OPERATE TOGETHER. BOTH PUMPS SHALL STOP AT THE SAME "PUMPS OFF LEVEL". CIRCUIT DESIGN IN WHICH APPLICATION OF POWER TO THE LAG PUMP MOTOR STARTER IS CONTINGENT UPON COMPLETION OF THE LEAD PUMP CIRCUIT SHALL NOT BE ACCEPTABLE. 2. THE LEVEL CONTROL SYSTEM SHALL WORK IN CONJUNCTION WITH THE ALTERNATOR RELAY TO SELECT FIRST ONE PUMP, THEN THE SECOND PUMP, TO RUN AS "LEAD" PUMP.
