Subject: SUB201800113 —Birdwood Golf Course Easement Plat
The above-referenced easement plat has been reviewed by Planning Division staff and other members of the Site Review
Committee. The following comments (below)have been identified at this time; additional comments or conditions may be
added or eliminated based on further review.
This review was completed using the sections listed under Section 14-208.2 of the Subdivision Ordinance. Staff has
provided references to the County Code preceding each comment. The Code is kept up-to-date by the County Attorney's
office and may be found at www.albemarle.org/countycode.

1. [14-302(A)-5 and 14-314]: Please identify any existing easements held by ACSA or RWSA, as may be applicable.
2. [14-302(B)]: (Recomendation/Advisory Comment)-According to County GIS-Web,the subject property does not appear to
be located in any water supply watershed(although it is adjacent to the Ragged Mountain Reservior Water Supply Watershed).
Planner recommends that Note 11 on Sheet 1 of 3 be revised(deleted)to reflect this, but it is not required(as it is difficult to
determine this with absolute certainty).

1_ Show and label managed and preserved steep slopes.
2. Show and label stream buffers.
3_ Confirm length of boundary of COS#1, between E64 and E81 bearing S17°3Z49'W, is 229.64'_
4. Add legible labels for: Wellington Drive, Ednam Village Street, Golf Course Drive, and Berwick Road.
5. Provide ties to permanent monuments on exterior boundary(one each)for COS#2, COS#4, VFS#2, and VFS#4. Five of the
remaining six VFS or COS have at least one easement boundary coincident with a property boundary. The sixth, COS#6, ties
to COS#4, but the four listed should tie to monuments.

Reviewer The only ACSA comment is to show and label all existing water and sewer easements_
I will not require the proposed easements for the Squash Expansion and Golf Facility at this time.Those can be handled
through a separate plat for dedication based on the as-built location.
I have reviewed the deeds transferred for review and see no issues with the proposed language where these easements overlap
existing ACSA easements.
Feel free to e-mail the revised plat once it is ready so we can speed up our review and approval.

1. Please show and label existing RWSA sanitary sewer easements on the plat.According to my records, RWSA sanitary
sewer easements are as follows (pdfs are attached):
•D.B. 597 P. 146 (30' SS Easement,412611976)
• D.B. 718 P 51 (30' SS Easement,4/1/1981)
• D.B. 727 P. 707(30' SS Easement, 10/1/1981)
• D.B. 3597 P 301 (Relocation of 30' SS Easement at Boars Head Sports Club, 5/15/2008)
2_Are there any stormwater management features proposed within the easements that might conflict with existing RWSA or
ACSA facilities or are these primarily open space easements?I want to confirm this prior to issuing approval of the plat.
3. I don't see anything in the deed or SWM Maintenance Agreement that would conflict with the current easement rights held by
RWSA, so I have no comments on these items_
4. I will defer to Michelle Simpson and Tom Freeman on the status of the RWSA raw water line through Birdwood Golf Course_ It
does appear there will be some overlap between the proposed water line alignment and portions of the Stormwater BMP&
Forest and Open Space Easements, so I ask that one of them weigh in on whether this might impact the water line design
once we have more information about any SWM facilities in the proposed easement areas_
