I recalled the last time we spoke on the subject that you would require building elevations and—not having been through an admin review before - I wasn't sure if anything else might be required. The long and short of it is that this is basically a recladding project on the outside. All of the structural frames are going to be left as is. I think it makes good sense for me to come in and show you exactly what is proposed; as emailing often leads to things misinterpreted. Further, I would appreciate the chance to show you exactly what is proposed to make sure we are on the same page. Is there a time tomorrow or Wednesday that you and Margaret might be available? If, as my email of August 7 below states,the desire is solely to re-clad the rear accessory structures in a new material,that can be administratively approved via a Minor Amendments application. However,your email suggests that the alterations are greater than mere re-cladding, given that you intend to submit a new narrative, new plans, and new elevations.That suggests alterations greater than a mere materials substitution or change, which would trigger an Amendment to an approved Certificate of Appropriateness, which has a $242.00 fee and is reviewed by the ARB (not administratively approved by staff). At this point, I would say plan to make the 11/20/17 filing deadline for the January 8, 2018 ARB meeting, unless you would like to come in and meet with myself and Margaret and show us exactly what changes you are suggesting so that we can determine whether or not they can be approved administratively. As you will see on the Site Plan sketch (see attached), Malloy Ford hopes to renovate the rear structures into a Body Shop, Car Cleaning area and Auto Service Bays. Once getting confirmation from the owner, I hope to submit for the staff review that you noted in the email below. I would be appreciative if you could assist me what's is required for this submission. I plan to assemble a package including 1. new plan and elevations for each of the 3 structures 2. a sample of the new metal siding. 3.A brief narrative giving further description of the plan for these existing structures. Please let me know if there is other information you will be requesting or if there is a special application that I will need to fill out. Specifically, in the "other business" section of the meeting agenda, we sought the ARB's guidance as to whether the decision to demolish the main (showroom) building rather than renovate the facade would affect the issued CoA; the ARB determined that it would not as long as the facade was constructed as per the design and materials approved in that CoA. Similarly, I sought the ARB's guidance as to whether it would be appropriate for staff to review a 5 A. minor amendment application when and if the applicant decides to re-clad the rear accessory structures.The ARB determined that staff level review of a minor amendment to architectural designs will be appropriate if/when you move forward with that change to the CoA. Cc: Margaret Maliszewski; Cameron Langille Subject: Malloy Ford Site: ARB comments for SDP-2017-21 Minor Site Plan Amendment 6 Hello David and Justin, My colleague, Cameron Langille, has requested that I provide ARB comments for the Minor Site Plan Amendment(SDP- 2017-21)for the Malloy Ford site on 29 North.After reviewing the site plan set dated 7/17/17, and given previous conversations that I have had with David,there are two points on which I need clarification in order to provide Cameron with comments: 1. As per the ARB meeting on 5/15/17,the stated intention was to renovate the existing main building as a showroom. Is the present intention to demolish and rebuild that building? 2. As per an email conversation with David on 7/19/17, is the present intention to repaint(i.e., "update") the rear accessory structures and renovate the interiors, or to re-clad the rear accessory structures and potentially alter them further? I would appreciate clarifications on these two matters at your earliest convenience, preferably by Monday morning (August 7) so that I may compile my comments for Cameron in a timely manner.
