The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-309] Soils Reports. As the resulting parcels are less than five acres in size, the applicant will need to provide the results of percolation tests or other methods of soil evaluation used to determine the suitability of the soil for subsurface drainfields, if conventional onsite sewage systems will be used. These results will be forwarded to the Health Director. 2. [14-309, 14-310, 14-416] Health Director approval. The Health Director will need to approve individual private wells and onsite sewage systems before the final plat can be approved. 3. [14-302(A)(10)] Development Rights. The plat must note the development rights assigned to each parcel. (Note: With the parcel history and this application, each of the parcels (TMP 43-40J and 43-40K) has 1 development right.) Therefore, include the following note on the plat, one for each parcel: “Parcel [letter or number] is assigned one (1) development right and may not be further divided. 4. [14-302(A)(9)] Building site. Include the following note on the plat to meet this regulation: “Parcels [letter or number] each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance.” 5. [14-302(B)(7)] Watershed. These parcels lie in a water supply watershed. Thus, the plat needs to note which watershed the land falls within and that the watershed is a water supply watershed. 6. [14-302(B)(10)] Stream Buffer. a. The location of stream buffers must be shown on the plat, per the water protection ordinance. b. The plat must also include the following note: “The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance.” 7. [14-303(E)] Acreage. Include the total acreage of each existing lot and each proposed lot. 8. [14-312] Existing buildings. Please confirm whether or not existing buildings are within fifty (50) feet of the proposed lot line. If an existing building is within 50ft, the location of the building(s) must be shown on the plat. 9. [14-303(P)] Notary panel. There is only one notary panel, as opposed to one panel for each respective owner. This is acceptable, however, before the plat is signed, ensure there is sufficient space for all owner signatures to be notarized in the panel provided. 10. [14-302(A)(2)] Vicinity map. Label “Sillas Jackson” on the vicinity map to show the properties relationship with adjoining streets. In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntaril y withdrawn by the applicant.
