Subject: SUB-2019-20 Robinson Subdivision — Subdivision Plat
These comments replace all prior written comments.
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302 (A)(10)] Right of further division of proposed lots. Revise the
development rights note to read "Lot 1 is assigned 1 development rights and may
not be further divided. The residue of Tax Map 57 Parcel 40A is retaining
1development right and may not be further divided."
2. [14-317)] Instrument evidencing maintenance of certain improvements. An
instrument assuring the perpetual maintenance of the shared driveway is
required. Please carefully review section 317 to ensure that the document
contains all required information.
3. [14-303E] Dimension standards and information on all lots, streets, alleys,
easements, and shared driveways. Add the following note to the plat: "The
maintenance of the shared driveway shown on this plat shall be by the owners of
the lots affected by the shared driveway easement, not by the Virginia
Department of Transportation or the County".
4. [14-309; 14-310] Soils evaluation; Health Director Approval. The soils and
drainfields submission have been forwarded to the Health Department. VHD
approval is required prior to approval of this subdivision plat.
5. [14-302 (B)(7)] Reservoir watershed, agricultural -forestal district. Note that
the property is in the South Fork Rivanna watershed.
6. [14-302 (B)(8)] Yards. Add the following note to the plat:
Front Yard — 75 feet
Side Yard — 25 feet
Rear Yard — 35 feet.
This information may be shown graphically if you prefer. If shown graphically
show the yard limits and provide the dimension.
7. [14-302 (B)(10)] Stream Buffers. Add the following note to the plat: "The
stream buffer(s) shown hereon shall be managed in accordance with the
Albemarle County Water Protection Ordinance."
8. [14-303 (E)] Dimension standards and information on all lots, streets, alleys,
easements, and shared driveways. Revise the label for the new access
easement to instead be "New 20' Shared Driveway Easement"
9. [14-303 (1)] Bearing and distance ties. It appears that you are indicating that
the new shared driveway easement is 54.15 feet from the front lot line with a
width of 20.51 feet along the side lot line. However, there are no points along
the line to indicate where the distances are being measured to.
10. [14-404] Lot location to allow access from lot onto street or shared driveway.
Add the following note to the plat: "Lot 1 and the residue of Tax Map 57 Parcel
40A shall have access only over the shared driveway easement and shall have
no immediate access on the public street"
11. [14-302 (B)(1)] General Information. When revising the plat include a date of last
revision on the plat. This date should be updated prior to each resubmission.
