We've been going back and forth a lot,so here is a summary of where things stand with the ARB review of this plan:
1. Metal panel color:The ARB anticipated a darker metal panel at the top of the building and a lighter metal panel
above the windows. I can't approve a lighter panel at the top of the building without their input.Two options are
available: 1) Wait until November 5 when I can present the change to the ARB and see if they will approve it. If they do
approve it,the elevations should still be changed because the "brownstone" color is a shade of tan—not brown,as is
illustrated in the most recent change. 2) Change the elevations back to show the original colors and adjust the notes as
previously requested for quicker approval,then follow up later with an ARB amendment request.
2. Trees/pipe:The most recent revision satisfies my comment. Note that Engineering and Planning may have
other/additional/continued comments on this item.
3. Building/terrace footprint: The building and terrace footprints should be shown accurately and the same on both
the architectural plans and the site plan.Show the stairwell and jog on the site plan. Adjust the terrace on the
architectural plan.

Hi Margaret,
The building footprint on the site plan correctly shows the extend of the building footprint, but does not show
the stairwell clearly or the jog on the side of the building. The dashed line closer to Hansen Rd is the extent of
the terrace.
The architecture plan accurately shows the stairwell and jog in the building, but does not accurately show the
terrace. The architects did not update the terrace layout to the one shown on the site plan.
Moving forward, would you like me to send you an updated architecture floor plan which shows the correct
terrace layout? Although there will be no changes to the extent of the building footprint I can update the SP to
accurately show the building (see attached). Please let me know if you'd like an updated SP?

Hi Margaret,
My apologies for not clarifying the material notations.
The architect noted that the elevation should not have noted the "parapets" as being midnight bronze. It's the
cap flashing for the parapets that is the midnight bronze. So in effect,the material for the top few feet of the
parapet wall is a Brownstone colored insulated metal panel, which will have a roughly 8" band of cap flashing
at the top that is Midnight bronze in color to provide a contrast to the metal panel.
I believe the change in color of the metal panels at the top of the building and the panels above the windows is a
coloring mistake. All the insulated metal panels will be the same brownstone color.
I hope this clarifies the notation on the elevations.

architects have revised their elevations to clarify the materials and colors.

(perpendicular to Rolkin).

Hi Margaret,
Attached are photos of'THE KROGER STORE AT PANTOPS' site plan, specifically of the storm drain
profile where the trees are located. My apologies for the poor quality of the images; I can have the pages
scanned if would like.
The DI's 103, 105, 106 correspond to our Cl, El, and X3 labels. The storm pipe underneath the proposed
trees are located at a substantial depth considering tree roots. The shallowest DI(106:X3) is approx. 6' below
grade, and DI's 105:El and 103:C1 are approx. 12' below grade. I was hoping to plant the trees along the
street as a buffer between the cars and the pathway given the depth of the pipes. Would it be possible to keep
the proposed trees in their location along Rolkin?
If you still have concerns about tree locations, I will be happy to relocated them as you suggested.

I've reviewed the recent submittal for ARB-2018-97. I have two remaining comments:
1. Trees are located on and very close to the pipe on the north side of Rolkin Road. Where possible, shift
the trees to the north side of the asphalt path. In the vicinity of the retaining wall,place the trees midway
between the path and the pipe.
2. Clarify the materials legend and the elevation drawings to show that the metal wall panels at the top of
the building will be "Midnight Bronze".

The elevations last reviewed by the ARB showed two colors of metal panels—one arker at the top of the building,one
lighter above the windows.
Two metal samples were submitted—one Brownstone(lighter)and the other Midnight Bronze(darker).
The materials legend on the drawing noted only one color of metal panel—the lighter Brownstone one.

b. Pantops Master Plan: Overview
The ARB received staff's overview of the Pantops Master Plan update process and expressed interest
in receiving updates on master planning efforts where Entrance Corridors are included.
c. ARB-2018-126: Plaza 285:Visibility of rooftop equipment
It was the consensus of the ARB that the screening is required if the rooftop equipment is visible, but
the color should be a dark gray for greater coordination with the building colors.
d. ARB-2018-97: Hansen Road Church: Metal panel
It was the consensus of the ARB that the metal panel was acceptable in the "midnight bronze" color.
e. Next ARB Meeting: November 5, 2018
