Mr. Brian Roy:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Commercial - C-1 per Zoning Map Amendment ZMA201600016,
approved May 10, 2017 with proffers. The permitted uses of the Property are provided in
Section 22 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The
Property is subject to the Flood Hazard Overlay District as described in Section 30 of the
Zoning Ordinance.
• There are two Special Use Permits associated with the Property; SP201600027 permits
residential development and SP201600028 permits engineered structures for the
purposes of flood control. Both of these Special Use Permits were approved on May 10,
2017 and allow for the approved uses to run with the land.
• The Property is subject to Site Plan SDP201800012 "Woolen Mills Redevelopment -
Final," approved November 14, 2018.
• There are no additional exceptions, variances or nonconforming uses on the Property.
• There are no outstanding building or zoning violations on file.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(c)-albemarle.org once they have been approved or issued.
