' We propose to remove the covered walkway,gabled entrances and sidewalk on west elevation,as well as the metal skin and
projected metal Overhang on the paint store on the south end of the.building. We also propose to remove the metal building
siding on the north and east elevations of the building.The sidewalk on the west elevation will be replaced in the same location.
The west elevation will be re-skinned with a system and new glass similar to that put on the south elevation of building 2335.
All other elevations will be:replaced with materials as shown on the attached building elevations. The ground-mounted HVAC
equipment on the north elevation will be removed. Two new entrances will be added at the locations of the old gabled
entrances on the west elevation where the gabled entrances had.been. These riew elevations will be as described on the
attached drawing heets. ,

Summary of Proposed Modifications to Building Facade- 2325 Seminole Lane

The purpose of this summary is to outline for Albemarle County,the proposed scope of renovations proposed to
the exterior of 2325 Seminole Lane, in the Riverside Center on the east
-
side of US 29N.
CLASSICS GYMNASTICS
y Our general intent is to only do upgrades to the"skin"of the building
and within the existing footprint. No site changes are proposed. The .
existing building is brick and metal on the West elevation,and metal . . ..
on the North, East and South elevations. There are two gable
projections on the West elevation that extend 5'from the building over
a 5' sidewalk that runs the entire length of the West elevation. Those areas not covered by the gable projections
are covered by a 5'canopy-exactly as had been the case in Building 2335, before its recent renovation. On the
South end of the building(the metal clad paint store)the roof extends past the exterior wall approximately 4'on
the West,South and East elevations.
Our intention is to remove the gable projections and replace with a metal framework that borrows its dimensions
and patterning from the solid columns on the front of Building 2335, but remains largely transparent. These
---___ --...saziscsal replacement entrances will be built on the same footprint as the existing gable
"— entrances-extending 5'from the West wall of the budding. The covered walkways

-4- - would be replaced with sun shading devices like those on Building 2335. All
existing glass will be replaced with a glazing system that matches Building 2335._

The West facade will have a cementitious panel system installed,just like Building
2335. The North elevation will replace the existing

metal panels and roll-up door with a combination

a reveal between panels. A photo below of a
similar installation on the HealthPartners Neuroscience Center illustrates what this - i;

can look like. The colors are custom and ours have been chosen to tie the 2325 .

of Building 2325 will be replaced with a new sidewalk in exactly the same position and size. The sections of wall-
behind the new"see-through" metal framework entrances will

just like the canopies on buildings 2335 and 2331, but would be smaller and the structural elements also smaller
in keeping with the scale of the entrances.The 4'overhang on the west,south and east elevations of the existing
metal-clad paint store at the south end of the building will be removed.
That west and south elevations of that section of Building 2325 will be clad in a > 11
combination of glass to match the glass in Building 2335 and the Dri-Design `y I
metal panel system. i

The long east elevation(290 feet+)will be replaced with a vertical ribbed l
metal panel system to match the color and material on the MacArthur Squash ,
Pavilion at Boar's Head. --..•a...-.._— -
The long elevation below shows our design intent for replacing the two gable
entrances with the"see-through"metal frame entrances with glass behind;the existing covered walkway replaced
with sun-shading devices to match these on Building 2335;the metal-clad paint store façade on the South end of
the building replaced by a clean(no overhang)glass and metal panel system.
With respect to lighting there are currently 27 down lights,three wall pacs,and
two sconces on the west elevation. The three wall pacs will stay where they
currently are. All other existing lighting will be removed. New lighting at the
two entrances and on the west elevation will be exactly as used on the south
façade of building 2335. Should the fixture types used on building 2335 no
longer be available,we will submit samples and photometric data for review I 1
and comment by the ARB. The south elevation currently has one wall pac. It
will stay where it currently is located. No new lighting will be added. The I 1 ,
north elevation currently has one wall pac. It will stay where located. No new j _
lighting is anticipated.
