This memo is in response to your questions posed by email on November 15, 2016 and our
subsequent meeting today.
Attached you will please find our revised elevations which more clearly define the area
appearing above the cornice on the southern end of the building. That area is the back of the
2-story showroom portion of the building and is over 100 feet beyond the rear wall
You will also find a proposed massing plan attached. This was created by our architect today as
a tool to more clearly illustrate the "high" wall perimeter at the southwest corner of the
building.
During the structural design phase the structural engineer was not comfortable with a design
that created a small "pocket" above the ceiling of the parts delivery/sprinkler room area and
below the roof in the service shop. He recommended the wall be jogged in at the back of those
two rooms, then turn back out and pick up the existing plane at the back of the building. We
felt this design was in line with ARB's goals of making the back (south end) of the building
appear to be 2-story.
This change added relief to the back of the building thereby enhancing the appearance of two
stories as requested by the ARB. It further solved the problem of putting a window in the
sprinkler room.

It was necessary to delete one of the windows shown in the earlier drawings. However,the
current plan does enhance the appearance of the south and west sides of the building:
1) with the different wall planes now on both the south and west face, and
2)the additional cornice (+ 6 feet) on the west side of the sprinkler room.
We believe the required landscaping will mask the sprinkler room wall that may be perceived as
blank when looking at the two dimensional drawing. In addition to shrubs, there are several
trees in that area that will have an installation height of 6 to 7 feet.
In closing, I believe we have further met the ARB's goal with this plan and feel the building will
be attractive and serve to improve the current view from the entrance corridor.
