Re: SDP-2019-00014- Georgetown Hydraulic Professional Offices — Initial Site Plan
Dear Mr. Perez:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Roudabush, Gale & Associates,
Inc., dated March 07, 2019 and offer the following comments.
Land Use
1. Please show mill and overlay on plans in accordance with WP-2 and show limits of mill
and overlay to adjacent travel lane. Also please add the detail to the plans.
2. Please provide an MOT plan in accordance with the Virginia Work Area Protection
Manual. Sufficient for the paving necessary.
3. Please provide sight distance lines and profile for proposed entrance onto Hydraulic Road
(SR 743) to plans.
4. Please change radii to 25' on north side of entrance.
5. The proposed entrance location does not meet required spacing distance from a signalized
intersection as detailed in Appendix F of the VDOT Road Design Manual.
6. The entrance location at the end of the taper/beginning of the right turn lane may increase
the occurrence of rear -end collisions as vehicles enter site.
7. Please show how the drainage runoff will be adequately discharged.
8. Please show and provide geometry for bus shelter. Please refer to VDOT's Road Design
Manual appendix F- pg., F-100, for design criteria, please see figure 3-29, typical
application of a bus pullout.
9. The proposed sidewalk may not provide sufficient area to construct ADA complaint CG-
12 ramps aligned with each other. Please examine.
10. The sidewalk along the frontage should be 8ft., wide or revised to provide a 3'ft., buffer
strip next to the curb. This may necessitate additional dedication of right of way.
l I . Route 743 in this area is a 5 lane road. Please refer to page F-40 in the RDM for sight
distance requirements. (SDL 440', SDR 465').
12. Please provide interparcel access and easements to allow for shared commercial
entrances in the future.

Please note that the final site plan must show conformance with the VDOT Road Design
Manual Appendices B (1) and F, as well as any other applicable standards, regulations, or
other requirements.
Please provide two copies of the revised plan along with a comment response letter. If further

A VDOT Land Use Permit will be required prior to any work within the right of way. The
owner/developer must contact the Charlottesville Residency land Use Section at (434) 422-9399
for information pertaining to this process.
