Division: Page:1 of 1 County of Albemarle Printed On:May 16, 2019 County of Albemarle Department of Community Development Memorandum To: Morris Foster From: Tori Kanellopoulos- Planner Division: Planning Services Date: February 26, 2019 Subject: SUB201900016 — Lot 12 and Tracts 3-A2 and 3-A3 - Rural Subdivision The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] Comments on Tracts 3-A2 and 3-A3 (TMP 113-G1) 1. [14-302(B)(7)] Agricultural forestal districts. TMP's 113-G1 and 113-G2 are in the Carter's Bridge agricultural forestal district. Include this note on Sheet 1. Scott Clark (Senior Planner) has reviewed this rural division and found it satisfactory within the requirements of agricultural forestal districts. Comments on Lot 12 (TMP 114-67) 1. [14-302(A)(1) and 14-302(B)(6)] Name of subdivision/tax map parcel. Lot 12 appears to be divided from TMP 114-67, not 113-67. Please revise on all sheets. 2. [14-302(A)(10)] Right of division of proposed lots. Include in the note that the residue of TMP 114-67 retains two development rights. The rest of the existing note is satisfactory. 3. [14-303(D)] Acreage of lots. The acreage of TMP 114-67 appears to be 0.5 acres different from GIS and the previous plat showing 224.45. Please confirm the acreage. 4. [14-308.1] Groundwater assessment. The Tier II groundwater fee has been paid and a report will be run. No further action is needed. Comments on both parcels 1. [Comment] Separate the notes on Sheet 1 by parcel. All of the notes for TMP 113-G1 should be listed together under one header, and then all of the notes for TMP 114-67 should be listed together under another header. The notes read "this property", however there are two properties. 2. [14-302(A)(4)/(5)] Easements. List in the notes and/or show all easements on the plat. If there are no known easements, then this comment is satisfied. 3. [14-302(A)(15)] Identification of owners. The plat lists Suite 510 for the owner's address, however GIS lists Suite 502. Please confirm which address is correct. 4. [14-303(A)] Statement of consent to division. Include the phrase "free consent" in the statement on Sheet 1. 5. [14-309] Soil evaluations. Soil work will be required for approval of this plat, and will be forwarded to the Health Department once received. 6. [14-310 and 14-4161 Health Director Approval. Approval from the Health Director is required for this application. The necessary information has been transmitted to the Health Director and is under their review. 7. [14-316] Approval of entrance onto public streets. This plat has been forwarded to VDOT for their review and approval of entrances onto public streets.
