RE: ARB Submission Transmittal Letter, 2300 Hunter's Way
Ms. McMahon,
Thank you for your e-mail notifying us of deficiencies in the ARB application submitted for 2300
Hunter's Way on January 22, 2019. Included with this transmittal letter are the outstanding items
necessary to conduct your review. Please find a site plan, VSMP Plan, and written description of
the proposed work.
This ARB application is required to complete the review of a major site plan amendment for the
site development proposal. The landscape sheet shows the limits of disturbance to show the
landscape design previously approved for the front of the site adjacent to Route 250 will not be
altered. Therefore, some of the requested items on the landscape plan checklist, such as the
signed tree conservation checklist, are not included with this submittal since the landscape
design adjacent to the EC is not slated to be altered. It is our understanding an additional ARB
review is required because the design of the proposed structures is changing therefore updated
materials have been provided to aid the ARB in their evaluation of how the buildings will
interface with the Route 250 Entrance Corridor.

RE: ARB Review Written Description, 2300 Hunter's Way
Please find below written justification for Sec. A of the ARB Checklist:
A. (1)The site development proposal on TMP 78-49A, a property with a physical address of
2300 Hunter's Way, is for one two-story retail building with a basement and for one one-
story drive-thru. The retail building will have a 2,600 SF footprint and the drive through
will have a 520 SF footprint. The proposed site design features relegated parking. There
are three existing buildings on the site, with two of the buildings fronting on Route 250
West, a designated Entrance Corridor. The two buildings at the front of the site will be
demolished to allow for construction of the proposed buildings.
(2) The project proposal will establish a design standard along the Route 250 corridor,
just east of town that is consistent with recommendations outlined for Entrance Corridors
by providing sufficient on-site landscape design and by proposing buildings that are not
inconsistent in scale and general shape with existing structures. This portion of the
Route 250 Entrance Corridor is not as developed as other entrance corridors in
Albemarle County and so this development offers the opportunity to establish site
design, landscape, and aesthetic standards for the area. The clean edges of the
proposed buildings provide a modern feel that is not inconsistent with the clean edges of
the existing late-century commercial/retail buildings near the proposed buildings. The
stone finishes and fiber cement siding provide a natural aesthetic to the design that
appropriately compliments and adequately softens the clean lines of the proposed
structures.
