The applicant requests relief from section 11-7-7(36) of the Albemarle
County Zoning Ordinance to allow a multi-family dwelling for the elderly
to have 3/4 parking space per unit; a variance of 1/2 space.
Zoning Ordinance Requirements
11-7-7(36) Townhouse, Patio Houses, Duplexes: Two (2) spaces per unit.
Multi-family dwellings for the elderly: One and one-quarter
(14) spaces per unit plus one (1) space for employee shift.
Parking requirements for other multi-family dwellings shall
conform to the following:
Number of Bedrooms/Unit Parking Spaces/Unit
No separate bedroom or one bedroom
(total area of unit 500 sq.ft. or less) 1 .25

2 bedrooms or more 2.00

Staff Recommendations
Inless the applicant can show a demonstrable hardship, the staff must
recommend denial . The applicant could extend driveway between building
G & F and to rear of buildings G & F and have adequate parking to meet
the zoning ordinance. Staff feels that this request is sought for a
convenience rather than a hardship.

Re: Board of Zoning Appeals Action for VA-79-83
on January 8, 1980
Dear Mr. Tate:
This is in reference to our conversation of January 20, 1981, con-
cerning the above matter.
On January 8, 1980, the Albemarle County Board of Zoning Appeals
approved application VA-79-83 subject to the following condition: :
1. The facility must be inhabited by 75 percent of people over
62 years of age.
This variance allowed relief from section 18-3-2 of the Albemarle
County Zoning Ordinance to allow a multi-family dwelling for the ederly
to have 3/4 parking space per unit; a variance of 1/2 space. This
variance is still in effect, as long as you comply with the conditions
as set forth by the Board of Zoning Appeals.

residents of The Meadows in Crozet. Mrs. Virginia Fisher informs me that the
residents of the 27 units operate and have on the site only eight vehicles.

Dear Sirs:
Mel-Ray Corporation is requesting a various in the required parking spaces 1
for a multi-family family dwelling for the elderly due to:
1. Past experience by other similiar projects has broven that no more
than .78% Spoces per unit is reeded(Example: per ir. Frazier at
Tarlton Square , 50 units, 23 autos. According to Mr. Coxe of Harrisonburg.
Housing Auth. , a similar project has 61 apartments with 18 vehicles.
2. The undue hardship resulting in less open areas for trees, shrubbery,
relaxation and recreation. Also the terrain is such that adhering to
the 5% maximum slope restrictions by H.U.D. could be easier attainable.
3. This request is not to be construed to be neither of a general nature 1
or one which Mould result in a change of the present ordenance but, in
view of the ur.iquness of the project, it is an unusual circumstance.
