March 21, 1980 Board of Zoning Appeals County of Albemarle Charlottesville, Virginia 22901 Gentlemen: Last November we at MPM Partnership signed a contract to purchase the above property with the primary purpose of moving the business operations of Manson & Utley, Inc. to that location. We had until this May 1st for final settlement and very sadly, as we now know, waited a little too long hoping interest rates would lower. We presently are in the middle of completing the permanent financing and with the now existing situation on interest rates, it is absolutely imperative that we divide the property as shown and make all efforts to sell some lots as quickly as possible if we are to survive as owners. This of course involves a road for access. If this road is held 50 feet from our existing buildings as now required and with the required 50 foot road easement on the west side of the road plus the 50 foot easement in from the west side of our property (land adjacent is zoned Al) it would just about eliminate any use of the entire lot #1. This being in the front area is, of course, supposedly one of the more desirable lots . We are, therefore, requesting a variance to allow the road construction as shown which centers it approximately 25 feet from our building. Even this would only allow about 40 or 4+5 feet wide area down the middle of lot #1 for any construction, but at least it would be possible. Thank you.
