(bill(ir roudabush.com) From: Andrew Reitelbach, Senior Planner Division: Planning Date: May 20, 2019 Subject: SUB2019-00008 Old Trail Village, Block 35D, Lot 17 — BLA; 2nd Submittal The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)9] Please revise note 2 on sheet 1 to state the section number as 4.2_1 of the Albemarle County Zoning Ordinance. Comment addressed. 2. [14-302(A)15] Please revise the ownership information on the plat, as it appears that the property owners have changed since this plat was originally submitted. Comment addressed. 3. [14-302(B)1] Include the date of the last revision of the plat on all future resubmittals of the plat Comment addressed. 4. [14-302(B)9] In the Flood Hazard Overlay District note, please revise the TMP number. The TMP should be 055EO-02-35-OOOD1, not DO, or the note could be revised more generally to state that "this site" or "the subject parcels" do not lie within the flood hazard overlay district. Comment addressed. 5. [14-303(0)] In the owner's approval signature panels, please identify which signature line is for which parcel. Also, update the signature panels to reflect the new ownership situation for Lot 17. Provide a second signature line for each of Stephen Mull and Cheryl Stephan. 6. [General Comment] On sheet 2, please include the name(s) of the property owner and the deed book and page numbers for the adjacent parcels. It appears that Lot 16 has been sold within the last few weeks to Craig Enterprises (reference deed attached). Revise adjacent property owner information for Lot 16. 7. [General Comment] Please be advised that this plat will not be approved without the previous approval of the proposed variation to the stream buffer requirement and the associated stream buffer mitigation plan. In Note A, revise the date of approval of the variation/special exception to March 6, 2019 (the original February 20t" meeting was cancelled because of the snow, so this item was delayed to the March 6tn consent agenda). Also, in the note about the stream buffer mitigation plan, revise the typo that says "steam" buffer disturbances, rather than stream. Revise both of these notes on both sheet 1 and sheet 2.
