Proposed Variance
The applicant requests relief from section 2-3 of the Albemarle
County Zoning Ordinance to allow an addition to an existing church
to be located 29 feet from the reight-of-way of Rt. 729, a variance
of 46 feet.
Zoning Ordinance Requirement
All structures, as herein specifically defined, shall be located
a minimum of seventy-five(75) feet from any street, road, or
access easement.
Staff Recommendation
The applicant would have to install the required number of parking
spaces to meet the site plan requirements and Zoning Ordinance.
Therefore the addition could not be extended any further toward
the parking lot. The addition would have to be built in width
rather than length to avoid eliminating the required parking
spaces. Therefore, the staff recommends approval.
