Proposed Variance
The applicant requests relief from Section 2-2 and Section 11-9-2 of the
Albemarle County Zoning Ordinance to allow a mobile home park(consisting
of 11 lots) and two single-family dwellings to be located on a parcel
containing 12.04 acres; a variance of 7.11 acres. Eleven mobile homes
and one structure(single-family dwelling) are already existing at site
which were non-conforming uses.
Zoning Ordinance Requirement
The minimum lot area for single-family dwelling shall be two(2) acres.
Mobile home lots served by neither a central water supply nor a central
sewer system shall consist of sixty thousand(6O,000) square feet or more
and shall have a width of one hundred fifty(150) feet or more.
Staff Recommendations
The applicant applied for a conditional use permit on November 11, 1969,
to add 6 additional spaces to a Mobile Home Park that already had 5 spaces
on a parcel containing 14.11 acres. On December 18, 1969, this permit
was approved by the Board of Supervisors subject to central water supply
and Health Department approval for sanitary facilities. The applicant
has never complied with the condition that he hook up to a central water
supply. The applicant applied to the Board of Supervisors at a later
date for a central water system and was denied. Since the applicant has
not complied with his conditional use permit and does not meet the area
requirements, therefore the staff must recommend denial.

being a portion of the property which .was conveyed to the said Harley C. Easter
and wife by deed from Georgia W. Keys, dated April 10, 1946, and recorded in
D. B. 267, p. 525 in the Clerk' s Office of the Circuit Court of Albemarle
County, to which deed and the plat recorded herewith, reference is made for
a more detail description of the property herein conveyed.
The grantors covenant with the. grantees that they have a _
right to conveysaid land to thegrantees; they g that have done no act to
encumber said land; that the grantees shall have quiet possession of said
land, free from all encumbrances; and that they will execute such further
assurances of said lands as may be requisite.
