Tax Map: 055 Parcel: 103C Zoned: B-1 Existing Activity Country Store Proposed Variance The applicant requests relief from Section 18-3-1 of the Albemarle County Zoning Ordinance to allow a structure(addition) to be located at 24 feet from the right-of-way of Route 250; a variance of 126 feet. Zoning Ordinance Requirement No structure shall be constructed within one hundred fifty(150) feet of the right-of-way of any designated scenic highway. Staff Recommendations This structure is a non-conforming use that was in existance prior to the enactment of the Zoning Ordinance in 1968. The roof on this structure is in bad need of repair. The existing roof is a flat roof. The applicant wishes to install a new roof(sloped) to solve this problem and make the structure more attractive. The overhang portion of the roof will extend toward the right-of-way. This will not interfere with any parking spaces and does not need a site plan. Therefore, the staff recommends approval. $20.
