North Pointe Final ARB Submittal
Dear Margaret:
Revised plans are hereby submitted incorporating the following changes in response to the items in the
May 15, 2017 ARB conditions of approval action letter.
1. The architectural samples have been provided for the tan block and the Night Gray hardi
siding. The plan sheets reference the tan block color, manufacturer, and specifications.
2. The architect's elevation drawings have been updated to clearly show the unit offsets.
3. All fence notes are now consistently worded and reference the fence detail on sheet 7.
4. The Callicarpa Japonica is now Callicarpa Americana.
5. Cross-sections were provided to the ARB for the review of the location and density of the
existing trees/shrubs, and plans/sections, showing the relationship among the entrance
corridor street,proposed retaining wall, topography near the wall and in the buffer, and
location of the existing vegetation and vegetation to be removed. Attached are the images
that the ARB reviewed at the meeting.
6. The 40' buffer has been shifted into the site to avoid the gravel bed at the base of the
proposed retaining wall.
7. The Greenspire Littleleaf Linden is now 2.5"minimum caliper at planting.
8. The total shrubs are 1324, with a 25% maximum for any species of 331. Each shrub species
quantity is now below the 331 maximum.
9. The Route 29 retaining wall is now provided in site section 4.
10. Additional bushes have been added close to Route 29 at the south of the culvert(mixed with
the trees)to help screen the south side of the culvert from Route 29.
11. Additional bushes have been added between the Redbud and Scarlet Oaks east of the
northern end of the culvert.
12. Evergreen trees have been added behind Building 1, 14, 18, and 21 to provide screening and
the shrubs behind Building 1 have been swapped from deciduous to evergreen.
13. The work session has been completed and ARB has issued the approval on the Townhouse
architectural drawings and elevations.
