Margaret: Please see the attachments for the revised 'Rear Elevations'for the North Pointe project. These have been
submitted for the 6/19 Work Session with the ARB. It is my understanding that the focus of the Work Session is on the
Rear Elevations of Blocks#1, 14, 18, 21 and 24, and how they can architecturally better reflect their location as fronting
on the Entrance Corridor. A few comments below(please include these comments with the attachments above to the
Board members):
• Sheet A-1: This sheet shows the new Rear Elevation for Block#1. We propose the following revisions to give
these units/townhouse block a 'frontality'toward the Entrance Corridor:
1) Eliminate the atrium door on the Lower Level, and replace it with a twin 3'-0" x 5'-6" window element,
which aligns under the twin windows above.
2) Eliminate the small single window on the Lower Level, and replace it with a 3'-0" x 6'-8" 9-lite insulated
door. This single door gives the unit a more 'pedestrian' feel than the previous atrium door element.
3) Install a 5' wide shingle covering element over this new door. This element not only provides an 'entry'
covering, but it also provides a textural break in the unit façade. Coupled with the staggering of the unit
rear planes,this offers nice break in the 'massing' of the units within each block.
4) Introduce 12" wide Hardie-trim bands between the siding in some units. This helps to accentuate the
foundation 'base' of these units, as well as breaks up the vertical color massing of these units.
5) Finally, we have added the 4" wide Hardie trim to the rear windows/doors, along with 8" tall 2-piece Hardie
header elements.
• Sheet A8.1: This sheet shows the previous Rear Elevations for Blocks#14 and #18. We propose that all changes
illustrated on Sheet Al be made to these unit/block elevations as well (due to time constraints, we were unable
to revise these for this Work Session).
• Sheet A8.2: Similar to Sheet A8.1 above, this sheet shows the previous Rear Elevations for Blocks#21 and
#24. We propose that all changes illustrated on Sheet Al be made to these unit/block elevations as well (due to
time constraints, we were unable to revise these for the Work Session).
I will be bringing physical samples of the Hardie colors, the brick, and the roof shingles that are noted on the Drawings to
this Work Session for review as well. Per our discussion this morning, our Work Session is the only agenda item on 6/19,
so we will be first up @ 1:00.
