Zoning Ordinance Requirement All structures, as herein specifically defined, shall be located a minimum of seveny-five (75) feet from any street, road, or access easement. Staff Recommendations By locating the structure any further back from the right-of-way would cause drainage problems. Also it would not be practical to build a structure any further back from the right-of-way due to the steep topography of the terrain. This lot is a corner lot and of the two sides of a corner lot, the front shall be deemed to be the shortest of the two sides fronting on streets. Therefore, the shortest side is fronting on Route 787 which requires a 75 foot setback from the right-of-way of this road. The rear yard setback is 35 feet and the side yard setback is 25 feet. After making an on-site inspection and checking the dimensions, I have determined that this is a buildable lot but must comply with the setback regulations.
