Martin concerning the mobile home that is to be parked on your property. Mrs. Martin requested that the Zoning Administrator write you ,a letter stating that the mobile home could be parked at the site on your property (Tax Map 062 , Parcel 12) until the variance , rezoning, and special use permit are approved. I discussed this matter with Mr. Robert Vaughn, Zoning Administrator and he stated that the mobile home can be parked at the site until the approvals of the variance, rezoning, and special use permit are given, and provided that the mobile home is not to be occupied until these approvals are given . Kaufman Tax Map: 062 Parcel: 12 Zoned: R-4 (applied for rezoning to RA - ZMA-81-4) Existing Activity Single Family Dwelling Proposed Variance The applicant requests relief from Section 10.4 of the Albemarle County Zoning Ordinance to locate a mobile home at 27 feet from the right-of-way of an access road; a variance of 48 feet. (Subject to approval of ZMA-81-04) Zoning Ordinance Requirement Pursuant to Section 10.4, all structures shall be located seventy-five (75) feet or more from any street right-of-way. Staff Recommendations Due to the steep topography of the terrain there is no way a mobile home could be located any further back from the right-of-way. Based on the recommendation made by the Health Department, the staff recommends approval with the following conditions: (1) That the rezoning to the RA designation be approved by the Planning Commission and the Board of Supervisors. (2) That the Special Use Permit be approved by the Zoning Administrator and the Planning Commission and Board of Supervisors if necessary. At that time, it was found that there was suitable soil for a proposed two-bedroom trailer. However, this will not be feasible unless a 35 to 40 foot variance on setback is obtained.
