Zoning Ordinance Requirement
Pursuant to section 17 . 3 , all structures shall be located
ten ( 10 ) feet from the side property line and twenty-five
(25 ) feet from the front property line .
Staff Recommendations
Prior to the adoption of the present ordinance (adopted
12/ 10/80) this subdivision which was zoned R-3 required
a ten ( 10) foot setback from the front property line , which
was recorded on the site plan and the recorded plat . The
present ordinance (adopted 12/10/80) requires a twenty-five
(25 ) foot setback from the front property line . Since
this subdivision was platted and recorded prior to the
present ordinance , the staff must recommend approval .
