McCauley Tax Map: 043 Parcel : 37(part of) Zoned: RA Existing Activity Vacant Land Proposed Variance The applicant requests relief from section 10.4 of the Albemarle County Zoning Ordinance to allow a parcel to have road frontage of 206.90 feet; a variance of 43. 10 feet of road frontage. Also, the applicant requests relief from section 4.6. 1 of the Albemarle County Zoning Ordinance to allow this variance for the lot width at the setback line. Zoning Ordinance Requirement Pursuant to section 10.4, all structures shall have a minimum frontage existing on public roads of 250 feet. Also, pursuant to section 4.6. 1 , the minimum lot width shall be measured at the building setback line, and shall be at least the same width as the frontage required for the district in which such lot is located. Staff Recommendation The staff does see that a hardship exists. If the. Board prefers to grant a variance for the road frontage, then they should grant a variance for the lot width at the setback line also. Therefore, the staff recommends approval . $20.
