Brownfield, Jr. Tax Map: 042 Parcel : 8c Zoned: RA Existing Activity Single family dwelling Proposed Variance The applicant requests relief from section 10.4 of the Albemarle County Zoning Ordinance to allow an addition to a single family dwelling to be located 12 feet from the side property line; a variance of 13 feet. Zoning Ordinance Requirement Pursuant to section 10.4, all structures shall be located a minimum of twenty-five(25) feet from the side property line. Staff Recommendation This structure is built on an angle to the lot. The porch addition would be built on the back and offset 2 feet from the building line at the northeast corner, but would be too close to the property line because of the way the structure is built on an angle. The porch additon could not be built on the other end of the structure because of where the bedroom is located and because of the elevation of the terrain. We wanted to be closer to the eastern boundary because at that time, Dr. Thomas Summey was living on the adjacent property to the west, and was quite old, and no one was sure what would happen to his property. There is a tremendous amount of road frontage on Route 614 and 671 that we thought could possibly be developed. If either Mr. Palmer or I had known how close to my side of the line we were locating the house, I could have moved it, but I thought there was more than enough room. The addition that is planned will not be visible to either of my neighbors, and both have written letters of approval. Also, the back part of my home has a dining room and kitchen which I want to put my porch off of. The other two rooms are a bedroom and a bath. The end of the house with the bedroom and bath have the distribution box for the septic system located there. Hopefully my request for a variance will be granted.
