Proposed Variance
The applicant requests relief from section 21 .7,1 of the Albemarle
County Zoning Ordinance to allow a freestanding sign to be located
5 feet from the front property line; a variance of 25 feet.
Zoning Ordinance Requirement
Pursuant to section 21 .7. 1 , adjacent to public streets: No portion
of any structure except signs advertising sale or rent of the property
shall be erected closer than thirty (30) feet to any public street
right-of-way.
Staff recommendation
The sign could not be located any further back from the right-of-way
because of the location of the parking lot. The sign would not be
visible when traveling south on Route 29 if located any further back
from the right-of-way. Based on these facts , the staff recommends
approval .
