Moore Tax Map: 080 Parcel : 70 (part of) Zoned: RA Existing Activity Single Family Dwelling Proposed Variance The applicant requests relief from Section 10.4 of the Albemarle County Zoning Ordinance to allow a parcel to be divided into two lots with the road frontage of one parcel being 150 feet; a variance of 100 feet. The applicant also requests relief from Section 4.6.1 for the minimum lot width at the building setback line for both lots. Zoning Ordinance Requirement Pursuant to Section 10.4, the minimum road frontage existing on public roads shall be 250 feet. Also, pursuant to Section 4.6.1, the minimum lot width, which is measured at the building setback line, shall be at least the same width as the frontage required for the district in which such lot is located. Staff Recommendation The 5 acre parcel could be divided into 2 lots of the required acreage with an easement to the rear parcel . This would create two uniform lots.
