Gercke Land Company Tax Map: 061W2 Parcel : 01-H1 Zoned: R-10 Existing Activity Townhouse Proposed Variance The applicant requests relief from Section 17.3 and 4. 11 . 1 of the Albemarle County Zoning Ordinance to allow a screened porch to be located at 4.9 feet from the side property line, a variance of 1 .1 feet. Zoning Ordinance Requirement Pursuant to Section 17.3, all structures shall be located ten (10) feet or more from the side property line. Pursuant to Section 4.11 . 1 , covered porches, balconies , chimneys, eaves and like architectural features may project not more than four (4) feet into any required yard; provided that no such feature shall be located closer than five (5) feet to any lot line. Staff Recommendations Section 4. 11 . 1 allows covered porches and like features to project not more than 4 (four) feet into any required yard. The porch extends further than the allowed 4 feet. Being a very limited extension, the staff recommends approval of the variance.
