Dear Mr. Keeler:
As discussed on the 20th by Mr. Evans and myself, the Department
has no objection to lengthening the gas pump islands or erection
of canopy at the above named site. Adequate entrances exist to this
property from Route 250. Although no side street entrance currently
exists, one is planned. It may he advantageous to the property
owners to have access to that side street at some future date. If
that should occur, the Department would need to re-examine total
access to the site.

Proposed Variance
The applicant requests relief from Section 21 .7. 1 of the Albemarle County
Zoning Ordinance to allow length extension of gas islands and construction
of a canopy to be located 12 feet from the right-of-way; a variance of
18 feet.
Zoning Ordinance Requirement
Pursuant to Section 21 .7. 1 , adjacent to public streets : No portion of any
structure except signs advertising sale or rental of the property shall be
erected closer than thirty (30) feet to any public street right-of-way.
Staff Recommendations
The applicant wants to increase length of gas island over which they wish
to construct a canopy for convenience of the public. The 30-foot setback
is beyond the island closest to the highway. To make the canopy cover
both islands , the variance would be necessary. Staff recommends approval .
