National Bank & Trust Company Tax Map: 061 Parcel : 122 Zoned: C-0 Existing Activity i Bank Proposed Variance The applicant requests relief from Section 4.15.3.6 of the Albemarle County Zoning Ordinance to allow 97.5 square feet of freestanding sign, a variance of 40.5 square feet; to allow lighted roof signs area of 60 square feet, a variance of 10 feet; to allow seven (7) total signs on an establishment, a variance of four (4) signs; and to allow 215.5 square feet of wall sign, a variance of 35 square feet. Zoning Ordinance Requirement Pursuant to Section 4. 15.3.6, Business Signs , Free-standing or Projecting: Provided: (b)the aggregate area of such signs shall not exceed fifty (50) square feet. Applicant already has 57 square feet of existing freestanding signs , hence the total area of new freestanding signs would need a variance. Pursuant to Section 4. 15.3.6, Business Signs, Roof: Provided: (a) signs shall in no manner be illuminated; (b) the aggregate area of all signs for any establishment shall not exceed fifty (50) square feet; (e) no more than three (3) signs, including roof signs , shall be permitted for any establish- ment. Business Signs , Wall : Provided: (b) the aggregate area of all such signs shall not exceed one hundred (100) square feet. Applicant already has 180.50 square feet of existing wall signs, hence the total area of new wall signs would need a variance. Staff Recommendations The wall and freestanding signs are non-conforming as of December 1980, when the zoning of the property changed from B-1 , Business, to C.O. , Commercial Office. The applicant must show a hardship, which has not been shown.
