Bon Boyajian (La Difference) Tax Map: 60 Parcel : 39 Zoned: HC EXISTING ACTIVITY Retail Store PROPOSED VARIANCE The applicant requests relief from Section 30.5.6.2. 1 of the Albemarle County Zoning Ordinance, to allow a trellis to be located one-hundred & five (105) feet from the highway right-of-way; a variance of forty-five (45) feet. ZONING ORDINANCE REQUIREMENT Pursuant to Section 30.5.6.2. 1 of the Albemarle County Zoning Ordinance, no buildings or structures other than necessary accessory appurtenant fences and/or walls, except as hereafter provided in the case of certain signs, shall be constructed within any SA-highways overlay district . STAFF RECOMMENDATION The building is located within the 150 foot scenic highway setback requirement. The elevation of the proposed structure is higher than the parking area serving the building. The location of the proposed structure would not be any detriment to the adjoining properties , but instead enhance the aesthetic value. The area of the proposed structure and being an open wood trellis would be accommodative to the architectural renovation now being done.
