PROPOSED VARIANCE
The applicant requests relief from Section 4. 15.3.6 of the Albemarle County
Zoning Ordinance to allow 200 square feet of wall sign; a variance of 100
square feet. The applicant also requests relief from Section 4. 15.3.6 to
allow 100 square feet of freestanding sign; a variance of 50 square feet.
ZONING ORDINANCE REQUIREMENT
Pursuant to Section 4. 15. 3.6, Business Signs, Wall : Provided that (b) the
aggregate area of all such signs shall not exceed one hundred (100) square
feet. Also pursuant to Section 4. 15.3.6, Business Signs, Free-standing or
Projecting: Provided that (b) the aggregate area of such signs shall not
exceed fifty (50) square feet.
STAFF RECOMMENDATION
The property is located at a location where you have the largest count of
traffic at and between peak hours. (Survey done by Virginia Department of
Highways) We find that visibility from both Rt. 29 north and Hydraulic
Road are good. If the Board wishes to grant the variance of additional
wall sign, we feel that the free-standing sign should comply with ordinance
regulations. The additional wall signage should provide ample exposure.

Dear Sirs:
My request is in regard to the Board of Zoning Appeals granting

of the above variance.
On June 8, 1982, the Board of Zoning Appeals granted a variance to
allow 60 square feet for the freestanding sign, and 200 square feet for 1
the wall sign.
At the location in Charlottesville at the intersection of highways
Rt. 29 north and Hydraulic Road you have a "Coming Sooe Piece Goods
Sign. This sign was for a temporary location and use, and must be
moved from the site on or before January 1, 1983.
We appreciate your cooperation in handling our request. If you
need any assistance, please contact my office.

Piece Goods Shops, Inc. I was referred to you by Shirley Bodie whom I
talked with this morning in regard to the additional information needed
for this application.
You will need to place the enclosed placard giving notification of
the variance request on the subject property, within reasonable sight of
the public road on which it abuts.
We are still waiting for the signature of the property owner, which
Shirley Bodie stated that she would take care of.

Safeway' s control of this property derives from a long term
lease dated December 1 , 1969 , between Safeway and Hubbard Real
Estate Investments. Hubbard Real Estate is at this time the
fee title owner of the property.
Earlier this year Safeway subleased to Piece Goods Shops,
Inc. ; who have requested a variance for the signage at this
location. The purpose of this letter is to confirm that
