Hubbard Real Estate Investments(Piece Goods Shops, Inc. ) Tax Map: 061W Parcel : 03-24 Zoned: C-1 EXISTING ACTIVITY Vacant - being renovated PROPOSED VARIANCE The applicant requests relief from Section 4. 15.3.6 of the Albemarle County Zoning Ordinance to allow 200 square feet of wall sign; a variance of 100 square feet. The applicant also requests relief from Section 4. 15.3.6 to allow 100 square feet of freestanding sign; a variance of 50 square feet. ZONING ORDINANCE REQUIREMENT Pursuant to Section 4. 15. 3.6, Business Signs, Wall : Provided that (b) the aggregate area of all such signs shall not exceed one hundred (100) square feet. Also pursuant to Section 4. 15.3.6, Business Signs, Free-standing or Projecting: Provided that (b) the aggregate area of such signs shall not exceed fifty (50) square feet. STAFF RECOMMENDATION The property is located at a location where you have the largest count of traffic at and between peak hours. (Survey done by Virginia Department of Highways) We find that visibility from both Rt. 29 north and Hydraulic Road are good. If the Board wishes to grant the variance of additional wall sign, we feel that the free-standing sign should comply with ordinance regulations. At the location in Charlottesville at the intersection of highways Rt. 29 north and Hydraulic Road you have a "Coming Sooe Piece Goods Sign.
