VA-82-22. Hatfield Farms Real Estate Investment Trust (John Pratt)

PROPOSED VARIANCE
The applicant requests relief from Section 10.4 of the Albemarle County
Zoning Ordinance to allow a single-family dwelling to be located 1 foot
from the front property line; a variance of 74 feet.
ZONING ORDINANCE REQUIREMENT
Pursuant to Section 10.4, all structures shall be located 75 feet from the
front property line.
STAFF RECOMMENDATION
There are two dwelling units in the immediate area. The right-of-way or
access to the property is more than ample. The topography of the property
is of the general rule area nature. We find no physical reason why the
proposed structure could not meet the required setback. We do find that
if located as proposed it would not provide privacy for its occupants.
We cannot recommend approval .
