Hall Tax Map: 32 Parcel : 22C5 Zoned: HI EXISTING ACTIVITY Car body repairs PROPOSED VARIANCE The applicant requests relief from Section 26. 10.2 of the Albemarle County Zoning Ordinance to allow an addition to an existing building to be located 88 feet from the rear adjoining residential , R-1 property; a variance of 12 feet. ZONING ORDINANCE REQUIREMENT Pursuant to Section 26. 10.2 of the Albemarle County Zoning Ordinance, adjacent to residential districts: No portion of any structure, except signs advertising sale or rental of the property, shall be located closer than fifty (50) feet to any agricultural or residential district and no off-street parking space shall be closer than thirty (30) feet to any agricultural or residential district. For the heavy industry (HI ) district, no portion of any structure, except signs advertising sale or rental of the property, shall be located closer than one hundred (100) feet to any agricultural or residential district and no off-street parking shall be closer than thirty (30) feet to any residential or agricultural district. STAFF RECOMMENDATION To expand, the approved site plan area for parking and access to the service bays would be disrupted. We feel that the addition would not have any effect on the adjacent properties, because the proposed addition will only be used for storage. We would like to recommend if the Board wishes to grant the variance that it be conditional on administrative approval of the amended site plan.
