EXISTING ACTIVITY
Two single-family dwellings and two mobile homes
PROPOSED VARIANCE
The applicant requests relief from Section 10.4 of the Albemarle County
Zoning Ordinance to allow a structure to be located 19 feet from the side
property line; a variance of 6 feet.
ZONING ORDINANCE REQUIREMENT
Pursuant to Section 10.4, all structures shall be located twenty-five (25)
feet from the side property line.
STAFF RECOMMENDATION
We find that the topography of the property would allow for an alternative
location for the mobile home. The record indicates no inspections have
been made on the set-up of the mobile home. We do find that a better
location for the mobile homes are available with the acreage of the parcel.
The closeness of the two mobile homes is a detriment to the adjoining
properties. We recommend if the board wishes to grant the variance that
it be conditional upon obtaining site plan approval by the Planning Staff
or Commission.
