Gary M. Shifflett Tax Map: 032C Parcel: 02-A21 Zoned: R-4 EXISTING ACTIVITY Single-Family Dwelling PROPOSED VARIANCE The applicant requests relief from Section 15.3 of the Albemarle County Zoning Ordinance to allow a garage addition to be located 14 feet from the rear property line; a variance of 6 feet. ZONING ORDINANCE REQUIREMENT Pursuant to Section 15.3, all structures shall be located twenty (20) feet from the rear property line. STAFF RECOMMENDATION The applicant wishes to construct a 2-bay garage addition to the existing house. The garage could be constructed at another location on the lot, but it might be necessary to make entrance onto the road since the lot is fronting on two roads. The staff feels that the proposed location would not require a new entrance to the road, and would still maintain an adequate separation between the neighboring structure. We would recommend approval.
