PROPOSED VARIANCE
The applicant requests relief from Section 10.4 of the Albemarle County
Zoning Ordinance to allow a single-family dwelling to be located 12 feet
from the front property line; a variance of 63 feet.
ZONING ORDINANCE REQUIREMENT
Pursuant to Section 10.4, all structures shall be located seventy-five (75) feet
from front property line.
STAFF RECOMMENDATION
The applicant proposes the conversion of an existing farm building to a
residential use. The submitted plat shows dedication to public road of
25 feet, thus making the structure closer to right-of-way (12 feet) . If
the Board wishes to grant the variance, make it subject to approval of
the plat through the Planning Department.

This proposal for a setback variance is to convert
an existing cinderblock dairy barn into a single-
family dwelling.
The existing structure which is not presently used
is structurally sound. The water supply has been
tested safe and electricity, already available.

The plans include installation of doors in existing
openings, a kitchen, a bathroom, two dormers or skylights,
a stairway to an upstairs loft, an upstair balcony, and
a driveway.
Plans are to convert the building into an attractive
"cottage" residence that would compliment the neighborhood.
